Solar Lease Transfer for a Home Sale: What to Verify
A solar lease transfer during a home sale usually requires coordination among the seller, buyer, provider, and closing professionals. Start early and obtain the actual transfer requirements. A buyer’s interest in the house does not by itself transfer the solar agreement or release the seller.

For a home sale with a solar lease or PPA, obtain the buyer’s acceptance, provider approval and the seller’s release separately. Closing the home sale is not by itself evidence that every solar obligation transferred or ended.
Request the transfer packet before listing
Ask the provider for eligibility requirements, processing times, fees, required signatures, and any alternative buyout option. Gather the agreement, current balance or billing statement, warranty information, and system details. Give your real-estate and closing professionals accurate documents so they can identify requirements before a closing date is fixed.
Make the buyer’s proposed obligation clear
Provide the current payment, future escalator, remaining term, service responsibilities, and transfer conditions. Do not describe panels as paid off or included without checking ownership. If the buyer does not want the agreement, request written alternatives and discuss them with the closing team. Avoid promising that approval is automatic.
Verify completion and release
Ask for the provider’s final acceptance, effective transfer date, seller release, and treatment of the last bill. Confirm any filing-related documents required by the title professional. Keep copies after closing and check subsequent statements. A signed home-sale contract and a completed solar transfer are separate milestones.
What belongs in the seller, buyer and escrow packet?
| Participant | Before closing | After closing |
|---|---|---|
| Seller | Executed solar agreement, statements and provider request | Final bill and written release or remaining-obligation statement |
| Buyer | Transfer terms, equipment/service scope and acceptance | Account access and confirmed effective date |
| Provider / owner | Approval conditions and transfer documents | Written completion confirmation |
| Escrow / title | Payoff and recorded filing requirements | Evidence of required release, termination or other agreed treatment |
Sunrun publishes a provider-specific transfer workflow involving buyer/escrow information, agreement signatures and a credit review. That is an example, not a universal process for every provider. Ask your named provider for the actual requirements.
Illustrative scenario: the buyer signs a home purchase agreement, but the solar provider still bills the seller after closing. Compare the provider’s transfer completion date, seller release and final invoice. Record a disputed bill separately from title or equipment ownership questions.
Is paying the balance the same as buying the system?
Not necessarily. Payoff, prepayment, ownership transfer and contract release can differ. Ask which document establishes each proposed result.
Your next-step checklist
- Request current transfer and buyout requirements.
- Share the complete solar packet with closing professionals.
- Confirm buyer approval and required signatures.
- Resolve billing and filing requirements before closing.
- Obtain final written transfer and seller-release confirmation.
