Solar UCC-1 Filing Removal: Documents, Requests & Verification
A solar-related filing must be identified before you can determine how it affects a sale, refinance, or contract exit. A UCC financing statement, fixture filing, and construction lien are not interchangeable labels. Gather the actual record and the secured party’s written release requirements, and include them in your qualification assessment.

To pursue solar UCC-1 filing removal, identify the exact record, determine why it should be terminated or changed, request the appropriate action from the authorized party, and verify the filed result. Paying a balance, settling a dispute and satisfying a closing condition are different situations.
Start with the initial filing and every amendment
Request the initial UCC-1 and the complete amendment chain. Write down the filing office and number, debtor name, secured party of record and collateral. A current servicer may handle customer requests while a different entity remains the secured party of record; ask who can authorize the filing action.
Check whether the issue involves a state equipment financing statement, a county fixture filing, a mortgage, a construction lien or a PACE assessment. A UCC-3 cannot be assumed to resolve all of these. Use the solar UCC reference guide to understand the terms before sending a request.
Choose the right request for your reason
| Reason | Request | Evidence |
|---|---|---|
| Paid-off obligation | Termination review and confirmation for each relevant financing statement. | Payoff quote, payment receipt and zero-balance confirmation. |
| Sale or refinance with balance remaining | Written requirements for subordination, consent, transfer or an agreed release. | Closing condition, mortgage details and provider instructions. |
| Settlement or contract cancellation | Written agreement addressing debt, collateral and filing actions separately. | Executed settlement and identification of all parties/accounts. |
| Unauthorized filing or wrong person | Investigation, authority documents and correction or termination where required. | Initial record, disputed details, agreement copy and delivery history. |
“Remove the lien” is often too vague for the recipient to act on. Ask the closing professional which record and which instrument are required. A change in priority is different from ending the notice.
What to include in a factual written request
- Your name and safe contact details; use only the account identifiers needed to locate the matter.
- The initial filing number, filing office and filing date, plus copies of relevant amendments.
- The basis for the request: completed payoff, signed settlement, a specific closing requirement or an identified authorization problem.
- The precise response requested: a filed termination acknowledgment, a subordination document, an explanation or another identified record.
- A request to identify who will authorize and submit the action, how confirmation will be delivered and any remaining conditions.
- A copy of relevant evidence and a request for a written response; retain the original documents and delivery proof.
Use the notice method and address required by your agreement where applicable, and independently verify provider contact details. For a demand intended to trigger a statutory obligation, obtain advice about the required content, signature or authentication, recipient and delivery method. An informal support message may not answer those questions.
Track the request through completion
- CollectMatch the request to the initial filing and agreement.
- ConfirmGet written instructions and identify the authorized filer.
- CheckObtain the acknowledgment and have the record reviewed.
Keep a log with the date sent, delivery evidence, case number, contact, requested action and response. If multiple records exist, use one line for each. Ask the recipient to reference the initial filing number in its completion notice.
Verify the result instead of waiting for the record to vanish
- Obtain the submitted document and filing-office acknowledgment or recorded copy.
- Match the initial financing statement number and jurisdiction. Check which secured party authorized the action.
- Have title or a qualified professional assess whether it satisfies the specific closing requirement.
- Review any separate county fixture filing and any other recorded instrument independently.
- Retain the record chain, payoff evidence and written agreement together.
California’s Secretary of State filing guidance explains that termination statements can be indexed with the original record without changing its displayed status. An entry still visible in a search is not, by itself, proof that termination failed.
If the provider does not respond
Send a concise follow-up identifying the unanswered request and delivery history. If a closing is pending, notify the title and mortgage teams early rather than assuming they can waive the issue. Ask a licensed attorney to review missed duties, disputed authority or possible court relief. An eligible financial-product complaint may also be submitted to the CFPB; a complaint does not terminate a filing or pause contractual payments.
For a paid-off account, use the more detailed UCC-3 after payoff checklist. For a filing you never authorized, use the filing-dispute evidence checklist.
Example: the closing team needs subordination
A homeowner requests removal because a refinance is delayed. The balance is still due. After reviewing the record, the mortgage lender requests subordination of a fixture filing, and the solar provider offers a document for review. The homeowner continues to track the debt separately. Calling this “loan cancellation” would misstate what the paperwork accomplishes.

Frequently asked questions
Can I remove a solar UCC filing without paying off the loan?
Sometimes a provider agrees to a release, subordination or other accommodation, or applicable law requires a response to an unauthorized filing. The underlying debt may continue. Ask for written terms tied to your record.
Does a payoff letter prove UCC removal?
It proves something different. Keep the payoff evidence, but also request the filed termination or other required document and acknowledgment.
How long does removal take?
There is no single processing time for every arrangement. Applicable statutory duties, receipt of a qualifying demand, filing-office processing and transaction requirements must be considered separately.
Does an information statement remove the filing?
No. An information statement documents a claim that a record is inaccurate or wrongful; it does not itself end the record’s effectiveness.
